Once the detailed elements of the project have been identified and budgeted, and the design has been fully reviewed and approved by the client, we prepare working drawings and specification by which qualified general contractors can submit bids for project implementation and secure applicable permits. 

                    

All coordination with consultants will be finalized and any design issues affecting construction cost through change in scope or specification can be reviewed by the client.  The client will review and approve the final set of construction documents prior to the start of construction.
